- FACHOA Board Objectives. The board will work towards the following goals for 2022:
- Increase communication to homeowners.
- Welcome Package: Produce a “Welcome to the Neighborhood” package to provide to new homeowners with an overview of guidelines and covenants, etc.
- Email List Service: Investigate the option of utilizing an electronic mailing list service
- Web: Our current web hosting agreement expires in 2022. We will look into alternative hosting arrangements that will provide easier update capabilities and a more modern interface.
- Update HOA documentation
- Ensure the homeowner database is accurate
- Update and clarify governing documents (design guidelines and covenants).
- Review and approval of the 2022 Budget. [Proposed 2022 Budget].
- We will collect dues again in 2022. Dues are due in July. We are investigating using the electronic service of HMGProcessing, which has partnered with our bank, Elevations Credit Union, for dues collection. The fees are 3.5%/transaction, which is included in the budget.
- We are allocating $5000 for legal advice on the Governing Documents (see above).
- Approval to spend fence reserves on 1-time replacement of the perimeter fence bordering Sunset and Plateau. Per section 7.2 of the Declarations (CCR’s):
The HOA has been collecting monies designated for the repair maintenance of the perimeter fence for a number of years and currently has over $145,000 in fence reserves. Due to the fact that the perimeter fence is not, in fact, a Common Area and because of the above clause, the board wants to ensure that a majority of homeowners approve spending HOA monies on non-common property. The board has committed to and recommends utilizing the fence reserves for a 1-time replacement of the perimeter fence.
